More Condos, This Time On Blackburn

My info is very limited on this, but I talked to or, rather, yelled back and forth with a construction worker, who told me the building going up on the south side of Blackburn, between Orlando and La Cienega, is four levels with seven units. I asked if they were condos and I got no response. I asked if the units were to buy and he nodded yes. Will be curious how the building shapes up and how the units are divided. He said something about some units being bigger than the others, but I couldn’t tell what he meant from four floors up. Looks like a pricey purchase no matter how it’s sliced.

    Yep those are going to be pricey. The part I find interesting about all of this is the affect of the four story properties. This neighborhood between 3rd and Wilshire is mostly 1 and 2 story. The streets that are zoned multifamily Blackburn, 4th, Orange and 6th all can build up to 4 stories. I keep seeing homes on the south side of Lindenhurst and the north side of Colgate and 4th sold for well over a million with people assuming that the 2 story behind it will never change.

    The sad truth is that someday these people could have a four story building looming over their 1 or 2 story home.

    I live on 5th and fortunately neither Drexel behind me or Maryland south of us is zoned multifamily. So while I may have to deal with a McMansion at somepoing adjacent to me it won’t be a looming 4 story condo development.

    I think you might be wrong about development on Orange St. those lots have “Q” conditions which I believe restricts the projects that can be built.

    What’s a Q condition? I am not a realestate expert. I just enjoy looking at sales and listings and checking out the zimas zoning database on line. The zimas indicates that most of the multifamily zoned lots are zoned up to 4 story. In some areas up to six stories.
