
In LA when you envision different scenarios of living and making money, one of those if-I-had-the-green possibilities is the ol’ buy a duplex, live on one side, rent out the other. The thing is duplex’s, particularly in this hood are not only expensive to buy, but also expensive to rent. They do offer that feeling of having a home in the city without actually having a home.
Here’s one at 8447 & 8449 West 4th Street, just east of La Cienega for $1,675,000. The site describes it so:

The husband said the updates felt a bit piecemeal, but if you got some work done the place was solid. But are you gonna want to put a bunch of money into some duplex you just spent $1.675 mill for?

I sometimes I wish we had a nice duplex instead of our single family home. I think the interesting part is that for the sq footage you get a better bargain on a duplex like that then you do with a single family home in this neighborhood.
