
A rendering of the restaurant space at 3rd and Crescent Heights
Some restaurant/real estate tidbits from around the neighborhood. First, a number of people have either inquired or noted that there doesn’t seem to be any progress at the restaurant space at West 3rd Street and Crescent Heights, which was supposed to be Panini Cafe. A little while ago, it was back on the market via Conroy Commercial, now it has been leased again.
Also, at Conroy, the Surya India space at 8048 West 3rd Street has recently been listed: “Fully built-out, meticulously maintained, Michelin rated restaurant location with soaring ceilings, skylights and custom hardwood floors. Includes Type-41 Liquor License, allowing beer & wine service 7 days per week. Landlord to sign new, long term Lease.” Notably, Surya’s site is down.
No word from Conroy on what is supposed to be coming to the 3rd and Crescent Heights space or what’s going on with Surya—moving, closing down.
An anonymous commenter leaves word that D’Amore’s Pizza is confirmed for an August 1 opening, but gives no sources for the info.

Conroy is relying on the Third Street Valet program to provide enough parking for the Third St./Crescent Heights property to be viable. With a new councilman, budget cuts, and delayed funding from a developer who is still waiting for approvals before he funds the program, we will have to see how this all plays out.

Miss Teresa,
I don’t understand what is going on with the lot at Sweetzer and 3rd. They tore down the building and paved. It was used maybe once for parking but I haven’t seen cars parked there since.
Is that part of the universal Valet? What is holding up the universal Valet? What can those of us who live in the neighborhood do to get that moving?

I wondered about the lot that Alex is referring too as well. Seems like a waste to keep it chained up and not used. I am sure the owner paid a pretty penny for the property and could be making money by using it for parking.

I sure wish the Crescent Heights and Third space wasn’t going to suck up all of the potential gains we will see with the valet service.
Regarding the universal valet:
I think CD5 put in to get bids from valet companies to run the valet. Now that BevCon has been approved, those spaces can be used. I have no info on the empty lot that has been chained off. The owner should apply for permits to have a parking lot, and then lease it out – but I don’t know why it’s not being used.
Since Koretz has only been office for a couple of weeks, things like this are probably delayed. Contact his office to remind him that the neighborhood is waiting. Also, the City is supposed to do a tree planting program on Third, that is part of the streetscape plan, and already should be paid for. I will see if I can get any more info.
